This site comprised of the main house The Linn, a bothy, cottage, garage, greenhouse, outbuildings and pond hut.
The buildings had been left unoccupied for a considerable length of time and presented various health and safety risks. Risks include vermin, pigeon guano, uneven/unsafe floors, dampness and fungal growth issues.
The main house is a listed building and was also in a state of disrepair. Our survey had to be carried out slowly and methodically to ensure safety due to derelict nature of the building. Temporary works (e.g. propping and herras fence restrictions) had been completed by the client prior to our attendance.
The known declining state also meant that the survey team had to concentrate significantly time on the externals. This allows us to identify any debris from the building itself that may have landed in the surrounding grounds.
Site lights were also required by the survey team to ensure safety throughout all areas of the site.
Listed features
Due to the listed features within this project, our team had to carry out an extensive desktop study prior to arrival. This allowed them to fully understand the complexity of the project and all areas affected by works prior to arriving on site. Given the age and documented history of previous refurbishments, there was a high likelihood of asbestos throughout the building. Therefore, our survey team had to ensure that any listed features remained intact, while ensuring thorough inspection throughout.
Idenitified Asbestos
Asbestos debris was identified on site due to damaged insulation from the water tank. This room was sealed off at the time of the survey and access restricted until remedial works could be carried out. Guidance was given to the client straight away from the survey team on site and extensive notes put in the survey report.
Following the survey completion on site and verbal communication with the client with regards on site findings. The report was then passed on to our sister company Damada Group. They were able to carry out an independent site visit, provide a quotation and be on site within weeks of survey completion.
Outcome/Feedback
This partnership between ABS and Damada gave the client confidence in receiving a complete asbestos related package and allowed them to progress with their project.
